The Nicholas Family Trust
Nikolac is a private family trust that acquires, restores, and manages exceptional real estate across Europe and the United States. Founded in 1875 by John G Nicholas II, the trust today is driven by a three-person leadership council whose combined expertise spans medicine, finance, technology, and the skilled trades — a rare convergence of talent that makes Nikolac one of the most uniquely capable boutique property organizations in operation.
Leadership
Three principals with three distinct disciplines — medicine and capital, finance and infrastructure, and hands-on property stewardship — working in concert with a dedicated legal and financial team to manage a growing portfolio of distinguished real estate assets.
Managing Trustee & Principal Investor
An eighth-generation Californian, Dr. Martina Nicholson brings the rare combination of medical training, entrepreneurial instinct, and generational perspective to the Nikolac trust. As Managing Trustee and principal investor, she underwrites the trust's acquisitions and sets the strategic direction for the entire portfolio.
Dr. Nicholson's investment thesis is rooted in a deep conviction that capital should serve humanity. Beyond real estate, she is an active investor in world-changing technologies — from biotech and clean energy to advanced materials and precision agriculture — technologies that have the potential to reshape industries and improve lives at scale. She is equally committed to the restoration of California's legacy and greatness, deploying resources toward initiatives that strengthen the state's infrastructure, innovation ecosystem, and cultural institutions.
A lifelong Californian with roots reaching back to the earliest days of the state, she carries forward a lineage of enterprise and stewardship that informs every decision made at the trust level. Her medical background brings a discipline of evidence-based thinking and risk assessment to the investment process — a skillset that has proven invaluable in navigating complex real estate transactions across international jurisdictions.

Director of Finance & Operations
Andreas Nicholas is the operational backbone of the Nikolac organization. As Director of Finance and Operations, he oversees the complete financial architecture of the trust — from multi-jurisdictional tax planning and asset valuation to cash flow management and capital allocation across the portfolio. Every euro, dollar, and franc that moves through Nikolac passes through systems he has designed and refined.
His domain extends far beyond the balance sheet. Andreas manages the trust's technical infrastructure — the VPS servers that power the organization's digital operations, the secure document management systems that house property deeds and legal agreements, the communications networks that connect the family council across time zones, and the regulatory compliance frameworks that keep every property in good standing with local authorities. When a tenant has a concern, when an insurance policy needs review, when a system requires an upgrade — Andreas is the person who ensures it is handled correctly and completely.
He maintains direct relationships with the Nikolac legal team, tax advisors, and regulatory consultants across seven countries, ensuring that every property in the portfolio operates within its legal framework and that every transaction is documented, compliant, and optimized. His work is precise, thorough, and invisible — which is exactly how good operations should be.

Director of Property & Technology
Sebastian Nicholas is the hands-on steward of the Nikolac portfolio — the person who ensures that every property in the trust is not merely owned, but truly maintained. While the other principals work from offices and boardrooms, Sebastian works from rooftops and basements, from crawl spaces and scaffolding, from gardens and garages. He is the person who shows up.
On any given day, Sebastian might be driving between properties to diagnose a heating system, patching a roof membrane before the rain comes, replacing a failed appliance in a tenant unit, repairing a deck that has weathered one too many winters, or restoring a historic landscape to its original specifications. He organizes the maintenance calendar for every property in the portfolio — tracking what each building needs, when it needs it, and what it will need next year. He is the institutional memory of the trust's physical assets, knowing the quirks and conditions of every structure as intimately as a captain knows his ship.
Beyond physical maintenance, Sebastian directs the trust's technology initiatives — including the digital infrastructure that supports Nikolac's operations and the free API hub that serves the developer community. He bridges the gap between the tangible world of property and the digital systems that make modern property management possible. When something breaks, Sebastian fixes it. When something needs building, Sebastian builds it. He is the trust's problem-solver in chief.

Principles
We deploy capital not for its own sake, but to preserve, restore, and improve — whether that means acquiring a historic property, investing in a breakthrough technology, or strengthening the communities we belong to.
We do not seek attention. We seek results. The finest organizations are those whose work speaks so loudly that they never need to raise their voice. That is the Nikolac standard.
We do not optimize for quarters. We optimize for decades. Every decision is measured against a simple question: will this make the trust stronger for those who come after us?
"A legacy is not measured by what is accumulated, but by what is preserved and passed forward with care and integrity."
